MANSFIELD, TEXAS — Mansfield is set to make history with the launch of the Staybolt Street Entertainment District, a $2.5 billion mixed-use development that will redefine entertainment, hospitality, and housing across North Texas. Anchored by a multi-sport professional stadium and featuring new hotels, retail, restaurants, and housing, the 100-acre district will transform the Texas 360 corridor into a premier destination for families, sports fans, and visitors alike.
A New Destination for Live, Work, and Play
Stretching along Texas 360 near Heritage Parkway, just south of Mansfield Sports Park and Hawaiian Falls, Staybolt Street represents one of the largest public-private partnerships in the city’s history. The development is designed to deliver a comprehensive experience with professional sports, concerts, dining, shopping, and entertainment venues—all connected by pedestrian-friendly plazas, a boardwalk park, and vibrant public spaces.
When fully realized, the project will bring over 700 new single-family homes, two new hotels, a 22,000-square-foot conference center, and millions in new annual tax revenue to the city. The private sector is expected to contribute over $2.5 billion in capital investment, while public infrastructure will be funded through the Mansfield Economic Development Corporation (MEDC) using sales tax revenue, debt bonds, and Tax Increment Reinvestment Zone (TIRZ) financing.
“This is a transformational project for Mansfield,” MEDC officials said. “Staybolt Street will create a destination unlike anything else in the South Metroplex—an experience that blends community, culture, and commerce.”
Anchored by Professional Sports and Family Entertainment
At the heart of the district will be Mansfield Stadium, a 7,500-seat multi-sport venue that will serve as the new home of the North Texas Soccer Club, the reigning 2024 MLS NEXT Pro champions. The city-owned stadium is expected to open in 2026 and will host professional soccer, regional tournaments, concerts, and community events year-round. It will be operated by REV Entertainment and FCD Management, the facility management arm of FC Dallas and a subsidiary of Hunt Sports, LLC.
Complementing the stadium is High 5 Mansfield, a 45,000-square-foot, two-story family entertainment venue that will include bowling, arcade games, mini golf, and a rooftop concert space. It will be the first of its kind in Mansfield and one of the first High 5 locations in North Texas.
Hotels, Housing, and Hospitality
Staybolt Street will also feature two new hotels and a modern conference center to accommodate Mansfield’s growing visitor base.
Hotel Carbon, a 175-room, athlete-focused property, will offer state-of-the-art technology and upscale amenities tailored to sports teams and event guests. A second 150-room independent hotel will provide boutique accommodations nearby. Both hotels and the 22,000-square-foot conference center are scheduled to open in winter 2027.
Surrounding these anchors will be a variety of housing options, including 700 single-family homes, connecting residents directly to a lifestyle district that integrates living, leisure, and local culture.
Fields at Station 63: A Reimagined Youth Sports Hub
Formerly known as Big League Dreams, Fields at Station 63 re-opened in September 2025 and is now offering year-round sports programming for youth and adults, community events, and more. The 40-acre complex includes eight turf baseball and softball fields, two restaurants and event spaces, batting cages and an indoor facility. This project, developed in partnership with KemperSports and REV Entertainment, will position Mansfield as a leader in youth and adaptive sports nationwide.
Economic and Educational Impact
The Staybolt Street Entertainment District is expected to diversify Mansfield’s tax base and generate millions in annual sales and property tax revenue, supporting city services and infrastructure improvements across the community. For Mansfield ISD, the district’s largely commercial nature means expanded tax revenue with minimal operational impact—strengthening local school funding without adding enrollment strain.
Accessibility and Infrastructure
Designed with convenience in mind, visitors will access the district directly from Toll Road 360, keeping event traffic off residential streets. Upgrades along Lone Star Parkway and Heritage Parkway will further improve flow and connectivity throughout the area. A dedicated traffic management plan is being developed by the city and REV Entertainment to ensure smooth operations during major events.
