Historic Downtown Mansfield is undergoing many new projects to revitalize the heart of the city to bring a holistic ecosystem where residents and families can work, live, and play. Developments will include mix-used projects, residential buildings, commercial infrastructures, and reconstructing Main Street. Learn more about the projects below!
Geyer Commons
In a joint effort, the City of Mansfield, Texas and Mansfield Independent School District are working diligently to welcome a dynamic new shopping and lifestyle destination including restaurants, reconstructed and/or relocated historic homes, an artisan market, business incubator, and unique public spaces for recreation and play. The site is located in place of Mansfield’s first ballfield, on 605 E. Broad Street.
Water Mill District — A New Destination in the Making
Inspired by Denver's Dairy Block, the Water Mill District is a mixed-use development that will include retail, restaurants, event space, and 100 apartment units—all within a walkable, pedestrian-friendly layout designed to invite exploration and gathering. This site will bring a vibrant touch of life, aiming to revitalize Downtown Mansfield to bring modern experiences while preserving the city's local charm.
The development also features townhomes and structured parking, with future phases adding even more commercial space and a four-story multifamily building. For downtown businesses, this means more residents, more visitors, and more opportunities to connect with new customers. The Water Mill District is set to become a cornerstone of downtown’s continued revitalization, blending local charm with modern experiences.
Main District Townhomes
The Main District Townhomes project is moving forward with demolition completed on the old Mansfield Economic Development building, located at 301 S Main St. Construction on this project is scheduled from 2025 through 2026. This new luxury townhome community will be located right in the heart of Historic Downtown Mansfield and will bring new homeowners just steps away from our shops, restaurants, and businesses.
These for-sale homes are an important addition to downtown, helping to increase foot traffic, support local businesses, and create a more vibrant, 24/7 neighborhood. As more residents call downtown home, we expect to see even greater momentum for dining, retail, and community events.
